THOMAS J. MULRENIN, known by his clients and colleagues as “TJ”, has more than 30 years of experience in the field of real estate development. Mr. Mulrenin graduated from the University of Maryland at College Park and with honor from the University of Maryland School of Law. Mr. Mulrenin began his legal career working for Safeway Stores Incorporated, where he negotiated, documented and oversaw all real estate transactions and leases for Safeway in the Eastern half of the United States. From 1986 through 1992, Mr. Mulrenin served as General Counsel and Development Project Manager for Pence Friedel Developers, Inc., a national shopping center developer. Since commencing private practice in 1992, Mr. Mulrenin’s practice has concentrated on real estate development, leasing and finance and general business counsel. He was awarded the 2010 Martindale-Hubbell AV Preeminent Rating, which is the highest possible peer review rating in legal ability and ethical standards and the Maryland State Bar Association Pro Bono Service award for his work with Anne Arundel Habitat for Humanity.

As the landscape of retail development evolved, Mr. Mulrenin’s experience grew to include highly sophisticated mixed use projects, including those in an urban vertical environment. He counsels clients in intricate negotiations among developers, joint venture partners, governmental entities, and tenants to create and implement complex contracts.

Mr. Mulrenin represents many large regional real estate developers and retail center owners who are industry leaders in creating innovative urban and suburban projects. His role in advising developers commences with the initial acquisition of land or existing redevelopment site. In this acquisition phase, he advises clients on due diligence, entity formation, joint development agreements, reciprocal easement agreements, operating agreements, and pre-development and acquisition financing.

During the construction phase, Mr. Mulrenin negotiates any issues involving equity partners or private offerings, as well as construction and permanent loans. As a project nears completion, Mr. Mulrenin provides the client with the full spectrum of legal leasing expertise, including lease negotiations and preparation of form leases, work exhibits, and tenant guarantees. Mr. Mulrenin has found that clients are better served when counsel plays an integral role in all phases of development, starting with acquisition and financing, continuing through development and leasing, and concluding with disposition of projects.

Mr. Mulrenin also advises clients on business strategy and organization including financing, structure, growth and succession issues.

DAVID A. KATZ focuses his practice in commercial real estate acquisitions, sales, development, and leasing for various clients, including, publicly traded Real Estate Investment Trusts (REITs) and private owners and developers of all classes of office buildings, regional malls, shopping centers and mixed-use projects. Mr. Katz also provides counsel and negotiates both corporate and commercial banking transactions. David began his career as an Assistant State’s Attorney for Anne Arundel County, where he successfully prosecuted hundreds of cases. He acquired his transactional experience as an associate with Hyatt & Weber, P.A., serving as associate general counsel to Severn Savings Bank, FSB, a publicly traded financial institution, and Hyatt Commercial a real estate brokerage and development firm.

As a former law clerk in the Chambers of the Honorable William C. Mulford, II in the Anne Arundel County Circuit Court of Maryland, Ms. Zohorsky oversaw the entire foreclosure process, from notice of intent to foreclosure through auction and sale of the property.
